Hi Julian,

I’m really lost now coz i’ve engaged a ID who i think he’s very irresponsible. He refused to pick up calls and reply sms when we tried to contact him. Our reno supposed to start by now but he did not get back to us with the 3D design yet. Sometimes he’ll sms us after many calls but he keeps delaying. I’m really worried. My rental flat will end in late Dec and i’m afraid he’ll delay my house reno. I tot of changing ID firm but i’m afraid they will ask us to pay the penalty. I’m really unsatisfied with his service. Before we signed the contract, he was very friendly and committed but now he has changed. We can’t even communicate with him regarding our reno. Pleae advise. Thank you.

What you can do

Call the company up and ask to speak to the management check with the management seen whether can change the person in charge. I always said maybe is just 1 black sheep so let give them another chance.

Ask them when they are able to get the 3D drawing ready. ( set a period of a week)

Ask for schedule for the renovation work.

The standard Payment term

Most of the I.D companies have the payment into

  • Deposit
  • 30% progressive of work
  • 30% progressive of work
  • 30% progressive of work
  • and last 10% upon completion of the project

Just a piece of advise All renovation works got defects work, so not to be to jumpy.

In the first place what you can do is to List down the defects and make a point to  discuss the defect with the contractor and ask he/she how to settles the defects. In doing so, at least you know what happening and how long it take to get all defects work to be settle.

I want to stress this point to the owner, Please do not set your own unachievable standard. I remember Sometimes back, i do got owners telling  me to do something beyond and above the general guideline standard.

Now, Let discuss if thing go bad and what should you do as for the owner mention above. Base on my experience and my personal opinion.

You should write a formal letter to the company ask them to explain

In the letter

  • Ask them when the project going to start
  • Ask for the work schedule
  • Ask for the completion date if possible ( if items under pending from HDB, please be reasonable more time needed)

And if you need legal advise try going to CASE . They probably can assist you with all the legal help.
