Hi,
What have i been up too and have i been busy with any renovation projects? Yes i been super busy with few projects 3d drawing and 1 renovation project started at Windy Heights condominium and second one will be starting soon at fairmount condominium.
Normally condominium projects take up more time as the working timing and there is security guard for the place. The main different for Condominium is the conceal stuffs like electrical wiring work and copper piping work and ever Air-con piping. You can not rush through the projects and as for my practice I normally want my sub-con to do a leak check for the copper piping and a comm test for the electrical work. It help to be more caution and the rest of the jobs would come more easy.
For this project at Windy Height a bit complicated with the coordination work as the owner decided to give some of the job to his friend and other contractors like his own plumber, air-con and etc. Why ? In order to save some cost. It prefectly fine with meĀ ….! Pertaining to this issues i have not much of a problemĀ as we have an understanding at the beginning i ever suggest to him that if he wanted to save more cost he can look for direct contractors to do the job but the difficulty is to coordinate himself. I also explain to him that why i can’t charge the some rate as the direct contractor. No one would do a project without any profit and you are paying experience we have and the time we committed to the project. He totally agreed. I glad that the owner being so understanding and i know that not most owners will understanding all this.
For example :
Why do you get a Property agent to help us sell our house and i believe most of us can do the job but how come we still engage a agent. The simply reason is that we do not have the time and is better to get a specialist person to do the job for us.
