This recently happened to a young couple who had just moved into their dream home. Just hours after moving into their home the kitchen floor and the whole kitchen collapsed causing a staggering £25,000 worth of damage.

The house, which was built in the 1930s, had cost them £163,000, but their dream had turned into a nightmare especially when they discovered that they were uninsured.

The problem was that the home insurance policy did not cover any inherent defects in the property. They had had a survey carried out, and the survey indicated that the kitchen floor was not reinforced, and it pointed out that it should have been. They did not pass that information on to the insurers.

The moral of this tale is that if you know of a pre-existing defect in your home however minor it might be you must give your insurer the full details about it. Also you should ascertain exactly what things are covered by your insurance and what things aren’t. Any urgent repair work should be carried out before moving in.

Ideally when buying an older property you should have a full structural survey. It might be expensive, but in the long run it could save you a considerable amount of money. If it does show a major problem such as the one experienced by this unfortunate couple, then it should be possible to get the price of the property reduced accordingly.
